Period homes with timber sash windows in Haringey

The houses in Haringey

Haringey is one of the richest boroughs in London for original timber sash windows. The Harringay Ladder, laid out in the 1880s and 1890s, is street after street of Victorian and Edwardian terraces that were almost all built with box sashes, and the same goes for much of Hornsey, Tottenham, Crouch End and Muswell Hill. Many of those windows are now well over a century old and still sound in the frame.

What usually goes wrong

On Ladder-type terraces the usual calls are snapped cords, sashes painted shut by generations of redecoration, and rot in the sills and lower rails on the weather side. Bay windows carry heavier sashes, so worn pulleys and stretched cords are common. Rattling in winter is nearly always a draught-proofing job rather than a replacement job.

Planning and conservation

Haringey has a number of conservation areas, including Crouch End, Muswell Hill and the Haringey side of Highgate. Like-for-like repair and discreet draught-proofing do not need consent anywhere. If you are thinking about replacement sashes in a conservation area, check with Haringey Council first, as some streets have extra controls on windows.
