Period homes with timber sash windows in Barnet

The houses in Barnet

Barnet has a wide spread of period housing. High Barnet and Monken Hadley have Georgian and early Victorian houses with slim-barred sashes, Wood Street and the old town centre mix Georgian fronts with Victorian shops and villas, and New Barnet and East Barnet are largely late Victorian and Edwardian terraces and semis. Further out, the 1930s estates often kept timber sashes on the front elevation.

What usually goes wrong

Georgian and early Victorian sashes in Hadley and High Barnet tend to need careful joinery: fine glazing bars, old crown or cylinder glass worth keeping, and weights that have been swapped over the years so the sashes no longer balance. On the Victorian and Edwardian terraces the common jobs are cords, rot at the sill and draughts. Interwar sashes mostly suffer from paint build-up and seized pulleys.

Planning and conservation

Monken Hadley and Wood Street are conservation areas, and a number of houses in both are listed. Repairs and draught-proofing to existing windows do not need permission. Replacement sashes on a listed building need Listed Building Consent, and in the conservation areas it is worth checking with Barnet Council before changing anything visible from the street.
