The houses in Hemel Hempstead
Hemel Hempstead is best known as a post-war new town, but its Old Town is a Georgian high street with listed houses and shops, and Boxmoor, Apsley and the villages around, including Bovingdon and Kings Langley, have Victorian terraces, cottages and villas. The sash windows in the Old Town are some of the oldest I work on in Hertfordshire.
What usually goes wrong
Old Town sashes often have slim Georgian bars, old glass and many layers of paint, and need careful easing and joinery. Victorian cottages and terraces in Boxmoor and Apsley have the standard problems: perished cords, painted-shut sashes, worn beads and rot at sills and bottom rails. Draughts are the most common complaint across all of them.
Planning and conservation
Hemel Hempstead Old Town is a conservation area and many of its buildings are listed. Repairs and draught-proofing of existing windows do not need consent. Replacement sashes on a listed building need Listed Building Consent from Dacorum Borough Council, and in the conservation area it is worth checking before changing anything visible from the street.
